The seller offers it at a price, the buyer counters the offer and it goes on back and forth until, hopefully an agreement is reached. This is a slow process and typically involves one offer at a time. In the event multiple offers are being made from different sources (i.e.: Realtors®) the process can get quite convoluted and uncomfortable. No one feels they are on a level playing field.

The Auction method, on the other hand, can easily and efficiently work with an infinite number of buyers and reach a conclusion in minutes. Everyone has an equal opportunity. The playing field is level.
